  • Department: Asset Management / Real Estate
  • We are seeking a strategic and practical professional to join the team managing the assets of our student housing portfolio in Brazil. The role involves overseeing the commercial, financial, and operational aspects of the assets, ensuring alignment with business plans and investor expectations.

Key Responsibilities

  • Business Planning & Strategy: Support the development of annual business plans, define KPIs, and align property management with JV objectives.
  • Commercial Asset Management: Lead comprehensive market analysis to identify trends and opportunities in the student housing sector. Define effective leasing strategies and collaborate on the development of targeted action plans to meet evolving student housing demands. This includes optimizing the asset portfolio and unit configurations to maximize occupancy rates and enhance overall portfolio performance.
  • Facilities & Capex Management: Oversee property improvements, preventative maintenance, and engineering teams. Ensure quality, budget control, and operational efficiency.
  • Property Manager Supervision: Monitor performance, conduct inspections and satisfaction surveys, and drive continuous improvement.
  • Post-Merger Integration (PMI): Actively participate in the integration of processes and teams following acquisitions.
  • The Analyst will be responsible for monitoring and reporting on key performance indicators (KPIs), including NOI margin and occupancy targets, resident satisfaction and renewal rates, achievement of JV and Manco cash flow projections, portfolio growth and brand equity enhancement, timely and cost-effective implementation of property improvements, and the execution and reporting of sustainability and social impact initiatives across the portfolio.
  • Investor Relations & Reporting: Maintain weekly communication with international institutional investors in English. Prepare monthly and quarterly reports, manage cash flows, and support fund administration.

Qualifications

  • Bachelor’s degree in Business Administration, Economics, Engineering, or related fields.
  • Proven expertise in Portfolio Management of corporate real estate, including strategic oversight and performance optimization.
  • Strong skills in negotiation, analytical thinking, and leadership, consistently driving value and alignment across stakeholders.
  • Fluent English skills, as communication with International Investors is a key part of the role.
