Overview: Produce ongoing commercial real-estate marketing materials: Flyers/OMs (property brochures), LinkedIn social (copy & visuals), email, website assets, styled maps, and aerial images (image & graphic/iconography). Sometimes it’s drop-in templates; other times, it’s new concept/copy/design. Project management, file/folder hygiene and stakeholder communication are part of the job. Training materials will be provided. Our Chief Marketing & Brand Officer is your primary contact and creative director. We work iteratively and expect tight, on-brief, pixel-precise work, not first-draft handoffs. Who it is for: Resourceful designers with good time management and the ability to take direction, stay on brand and turn in a polished 1st draft that requires only minimal feedback to get to the finish line. You fill in copy as needed using ChatGPT and your own brain. If an image isn’t good enough, you take it into Photoshop and color correct, use AI to expand it, etc. You know that learning new tools, whether design-related or otherwise, is a fact-of-life and take it upon yourself to learn whatever is needed to get the job done. You have at least 3-5 years of experience and don’t settle for anything less than the best outcome for your clients. Who it is NOT for: Lazy junior designers who expect to have perfectly polished copy and images handed to them so they can lay them out haphazardly and get paid for adding no value to the businesses they support. You disappear for days and don’t respond to feedback. How you get paid: You don’t work by the hour, because we don’t sell hours… we run a business and each asset you produce has a certain value. We refer to design assets as ‘units.’ An example of a unit is a page of a brochure, or an aerial image, a social media post, etc. Units are valued at $32/ea. A full list of units and their values will be provided, subject to change. Process Tools: Wrike (PM/Comms Tool) Slack (Quick Comms/Live Meetings) Google Drive (file/folder management) Vendor PM manages stakeholders (agents/leadership) in Wrike Production Tools: InDesign (layout) Photoshop (photo editing) Figma (digital/social) Google Earth (property aerials) ChatGPT (AI images, copywriting) QGIS (map design with provided data) Webflow (website edits/updates) Soft Skills: Fluent English (spoken and written) Strong communication; comfortable on Slack calls and phone when needed (DAILY CHECK-INS MANDATORY) Strategic thinking and marketing copywriting Page layout experience (InDesign) Attention to detail and clean file hygiene Comfortable with direct feedback and multiple iterations Self-managed, reliable, and responsive Turnaround: Review/confirm requests and respond within 4 business hours Social posts, email/web graphics, one-page flyers: 1st draft in 1–2 business days Multi-page OMs (brochures) and map layouts: 1st draft in 2–4 business days (dependent on page/material counts) Revisions: 1–2 business days Deliverables: Print-ready / interactive PDFs (OMs) Digital files (social, web, email) All source files cleaned, packaged, properly named/structured and delivered to our Google Drive folder Follow-up and status updates in Wrike (PM tool) Availability: Ideally available 10:00am–4:00pm ET for live questions and meetings as needed, and reachable online each business day (non-compliance will result in immediate termination). Budget & Terms: Piece-rate model based on units, not hours. Variable volume; no guaranteed minimum. You must be comfortable being paid per piece based on the value of the work, not time spent. A full rate sheet with per-piece pricing will be provided during onboarding and may be updated over time based on feedback and scope.
