- Our Legal team follows a “hybrid” model, but this position is requiring in-person attendance at our office located in São Paulo,due to the specific scope and activities related to the building

- About the Role
- The central challenge is a greenfield security design: building the entire corporate security program—physical measures, electronic systems (CCTV, Access Control), and all protocols—from the ground up for our new corporate headquarters. This demands meticulous coordination of critical vendors and requires the manager to balance effective, robust security with QuintoAndar’s high-trust, collaborative culture.
- The immediate goals are to achieve "Day One" Operational Readiness, ensuring all systems are fully functional before employee move-in, and to establish new, best-in-class security standards that are scalable across our Brazilian operations.

- Main responsibilities and activities
- We are looking for a Physical, Electronic Security and Access Control Manager to be the definitive leader for our office security strategy and operations across Brazil. This role is crucial for ensuring the safety and security of our personnel, assets, and offices. The ideal candidate is a hands-on manager with a strong technical background in modern security systems and extensive experience in vendor management and operational excellence.
Responsibilities
- Security Strategy & Operations
- * Physical Security: Design, implement, and manage comprehensive physical security protocols and procedures for all Grupo QuintoAndar offices in Brazil, ensuring alignment with market best practices and local regulations.
* Electronic Security Systems: Oversee the initial project, installation, maintenance, and operation of all electronic security systems, including but not limited to
- * CCTV/Video Surveillance systems (VMS, Cameras).
- * Access Control Systems (ACS) for employees, visitors, and contractors.
- * Intrusion Detection/Alarm systems.
- * Access Control Management: Manage and optimize the entire access control lifecycle (onboarding, changes, offboarding, policies and procedures) to ensure only authorized personnel have access to restricted areas.
- * Incidence Response: Develop and lead the physical security incident response plan, coordinating with internal stakeholders (HR, Legal, Tech, etc.) and external entities (police, emergency services) as necessary.
- Vendor & Budget Management
- * Vendor Management: Act as the primary point of contact and manager for all external security vendors and contractors (e.g., manned security, maintenance, system integrators). Ensure performance meets contractual SLAs and QuintoAndar’s high standards.
- * Budget Oversight: Develop, manage, and monitor the operational and capital budgets for physical and electronic security projects and services.
- * Contract Negotiation: Support the procurement team in negotiating and reviewing service contracts, focusing on cost-effectiveness, quality, and risk reduction.
- Compliance & Continuous Improvement
- * Audits and Compliance: Conduct regular security assessments and audits (physical and procedural) to identify vulnerabilities and ensure compliance with internal policies and relevant local laws.
- * Training: Develop and deliver security awareness training programs for employees regarding physical security protocols and access control best practices.
- * Technology Scouting: Stay abreast of new security technologies and industry trends to continuously evaluate and recommend upgrades or improvements to QuintoAndar's security infrastructure.
- Requirements
- * Experience: Proven experience (10+ years) in managing security operations, specifically in Physical Security, Electronic Security, and Access Control, preferably in a corporate/tech environment with multiple locations.
- * Technical Knowledge: Deep working knowledge of modern Access Control Systems (ACS), CCTV/VMS platforms, and alarm systems.
- * Vendor Leadership: Strong track record in managing, influencing, and holding external security vendors accountable for high-quality service delivery.
- * Scope: Demonstrated ability to manage projects and operations across a national scope (Brazil).
- * Mindset: Proactive, data-driven approach to security management, with a strong focus on both operational efficiency and people safety.
- * Education: Bachelor’s degree in a relevant field (e.g., Security Management, Law, Business Administration) is a plus. Certifications (e.g., CPP, PSP) are highly desirable.
- * Excellent written and verbal communication skills in Portuguese. Desirable: English (required for international and executive communication). Spanish is a plus
